Efficiency Studio in Large Luxury House in Downtown/Beuna Vista area, one half mile walk to Germantown Village with city’s best restaurants/bars and shopping, only quarter mile walk to Kroger supermarket, six minutes to Broadway Strip. Large room open living and sleeping area, with HD TV, high speed internet, work area/dining, small Juliet deck/balcony. Plenty of parking.

Other things to note

This home is located in an up-and-coming area of Nashville. Most of the homes are either brand-new or renovated cottages. Occasionally, you might see a house in disrepair, but most of those are slated for renewal. The area is safe and considered a “cool place to live” by the young professional crowd.

The house is located only a half-mile walk from the heart of Germantown, one of the hippest villages in Nashville, with the best restaurants, shopping, boutiques, and coffee shops.

Parking is on the street in front of the house. Usually, you will have no problem finding a space on either side of the street in front of the house, within about a half block.

This unit is in a newer house. It has been set up like a little apartment building. There are three suites upstairs. Natural sound proofing protects your privacy, as no bedroom wall touches another bedroom wall. Your bathroom wall may touch another guests bathroom’s wall. Therefore, it’s possible you might hear water running. I’ve never had a guest complain. It should not affect your enjoyment of the space. When you are in your room with the bathroom door closed, you probably won’t hear anything.

The front door has a deadbolt and is very secure. The unit door is a typical interior house door of a bedroom, with the addition of a key entry. It is sufficient for the purposes of your stay, but it is not a deadbolt.

The laundry room is located in the hallway, at the end of the hall. You have access to use the laundry room. Please note that it is a shared laundry room. With that said, I have never had a guest complain they can’t use the laundry room when they need it. The housekeeper will use the laundry room from time to time during the mornings and midday hour.

$100 per month utilities are collected in advance separate from the reservation. This covers high-speed internet, cable, water and sewer, trash, electric, and gas. This money is collected by the host through the Airbnb app.

Please be aware that due to the quick turnover, that maintenance may need to enter your unit to make repairs. Please be willing to work with us during these times. Usually, the repairs are quick.

There may be laundry in the dryer. This is because the housekeeper works to get the unit ready as soon as possible for your potential early arrival. If you need to use the dryer, simply take the pile of clean laundry and set it to the side. There is no reason for you to fold the laundry. Please don’t use towels or sheets that are left in the dryer. There will be plenty available to you for your use during your stay.

You are required to be available to the host for a quick phone conversation before the reservation begins.
